    Sellers’ Checklist

    1) Know the value of your house and ensure the listing price reflects a fair market price. Factors include:

      • Similar houses in the neighbourhood
      • Location
      • Condition of your home
      • Year the house was built

    2) Ensure the offer of purchase and sale clearly references which chattels are included or excluded from the purchase.

    3) Make note of the following selling features:

    • Is there warranty on the house?
    • Has there been any major improvements to the house recently (e.g. replaced furnace, hot water tank, new roof, etc.)

    4) Have reasonable time limits for matters to be complied with and completed before closing.

    5) If the offer requires that a Real Property Report and compliance certificate be provided, make sure to order this as soon as possible to ensure there is sufficient time before closing to deal with any unforeseen issues that may arise.
